What size boiler do I need? A kW guide for UK homes

Boiler size is measured in kilowatts (kW), and most UK homes end up with a combi between 24kW and 35kW. But that headline number hides the real question. A combi boiler’s kW rating is set mainly by how much hot water you need at once, not by the size of the house or the number of radiators.

The heating side of the same house often needs only 6kW to 12kW. That mismatch is why sizing confuses people, and why a lot of boilers fitted in UK homes are bigger than they need to be.

The two numbers that matter

Heating demand. How much heat the house loses on a cold day, which the boiler has to replace. For a well-insulated modern three-bed, that can be as low as 5 to 8kW. For an older, draughty house, maybe 10 to 14kW. This is what a heat-loss calculation works out.

Hot water demand. How much hot water you want flowing at once. One shower needs about 10 to 12 litres per minute. Two outlets at once need roughly double, and that is what pushes a combi up to 32kW and beyond.

On a combi, the larger of these two numbers wins, and it is almost always the hot water figure. On a system or regular boiler, the heating figure sets the boiler size and a separate cylinder handles hot water storage.

This is the practical starting point for a combi. Flow rate assumes a decent mains water supply.

If your mains flow rate is poor, a bigger combi will not fix it. The boiler can only heat the water your mains delivers. That is when a system boiler with a hot water cylinder makes more sense, whatever the kW. Our boiler types guide covers that choice.

The radiator sanity check

A rough method some installers use for a combi is 1.5kW per radiator plus 3kW per bathroom. A house with 10 radiators and one bathroom comes out at 18kW for heating, which a 24 to 30kW combi covers easily with headroom for hot water.

Treat it as a cross-check, not a specification. It ignores insulation, room sizes, exposure and the actual radiator outputs. A real heat-loss calculation for your house is more accurate, and it almost always lands lower than the rule of thumb suggests.

System and regular boiler sizing

Here the heating demand sets the boiler. Most UK homes need a system or regular boiler in the 12 to 24kW range for heating. Larger or older properties with many radiators might reach 24 to 30kW.

The hot water cylinder is sized separately, by household size: roughly 35 to 45 litres of stored hot water per person. A bigger cylinder can call for a slightly larger boiler so it reheats in reasonable time, but the heating load is still the main driver.

Why oversizing is the common mistake

An oversized boiler heats the radiators faster than they can dump the heat into the rooms. So it reaches temperature, shuts off, cools, and fires again. This is short-cycling. It hurts in three ways: efficiency drops because a condensing boiler is most efficient running steadily at lower output, the ignition and other parts wear faster from constant starts, and the house temperature swings.

Most modern boilers can be range-rated: an installer adjusts the maximum output down in the settings to match the radiator load, while the hot water side stays at full power. A 30kW combi range-rated to 15kW for heating gives you strong hot water and steady, efficient heating. Ask whether the installer will do this and set it to your house.

  • Measures your mains flow rate at the kitchen tap in litres per minute
  • Recommends a boiler type and size from those figures, not a guess
  • Range-rates the boiler to the radiator load at commissioning
